About The Role

Assist the Senior Operations Manager to ensure that all mechanical, electrical, and plumbing equipment are properly maintained to achieve high-quality performance and economical, safe operation. Responsible for assisting and implementing daily routine operations of the building, grounds and equipment, and supervision of the non-exempt, mechanic staff. Assist in the preparation of budgets for all operating costs. Assist in the coordination of construction scopes of work for landlord/tenant buildouts. Supervise scheduled and unscheduled work by outside contractors.

What You Will Do

  • Assist in the establishment and maintenance of an effective program for maintaining the facilities and equipment including:

    • Preventative maintenance programs

    • Handling all facilities and equipment problems

    • Evaluating all major systems to ensure continuous maximum efficiency (including HVAC, Central Plant, etc.)

    • Establishing emergency procedures for fire, threats, power failure

    • Maintaining and checking operating logs daily for all equipment and systems and general complaints.

  • Assign work orders and supervise duties performed by all maintenance mechanic personnel; help establish and maintain a training program to ensure continuous hands-on job development and job enhancement.

  • Solicit proposals and review outside contractor specifications, procedures, products, materials, workmanship; review monthly billings.

  • Continuously inspect all public areas, tenant spaces and windows, conduct building tours.

  • Help maintain fire alarm systems with outside contractors. Review system and procedures with security personnel. Execute the annual fire system annual inspection. Coordinate fire drills.

  • Understand the Property and Master service agreements.

  • Create, update, and monitor inventory controls of materials, tools and plans.

  • Ensure compliance with regulatory and safety agencies (OSHA, Red Tag, Lock-Out, MSDS, etc).

  • Assist with construction scope of work for landlord/tenant buildouts.

  • Partner with all teams (Marketing, Specialty Leasing, Tenant Coordination, etc.) on understanding, communicating, and implementing events, activations, and installations.

  • Assist with budget for all operating costs.

  • Other duties as assigned.

About You

  • High School Diploma or equivalent required.

  • Bachelor's degree strongly preferred

  • Minimum of 3 years facilities or construction experience preferred.

  • 1 year supervisory experience with strong leadership skills and the ability to delegate, strongly preferred.

  • Preventative Maintenance and Energy Management experience preferred.

  • Basic understanding of air conditioning and refrigeration systems.

  • Basic understanding of fire/life safety systems.

  • Basic understanding of electrical, plumbing and carpentry.

  • Good tenant relations skills.

  • Valid Driver's License.

  • Ability to work with little supervision.

  • Ability to interact effectively as part of a team.

  • Ability to handle a dynamic work environment with competing priorities.

  • Team player who has the ability to multi-task and is self-directed.

  • Build positive working relationships with employees at all levels within the organization.

  • Exercise sound judgment when making decisions.

  • Good problem solver/creative thinker.

  • "Can-do" attitude, pro-active and resourceful.

Work Environment:

  • Typical engineering/maintenance office environment. Some exposure to loud noises (tools) and hazardous materials.

  • Schedule will vary dependent on workload - including some nights, weekends and holidays.

Special Physical Demands or Requirements:

  • Must be able to lift, push, climb, stand, reach, bend and balance.

  • Must be available for 24 hours on-call for emergencies required.
