Halff has an opening in our Richardson, TX office for a Survey Research Coordinator with experience in property abstract records research.
Qualifications:
  • 2-5 years of experience in Property Abstract Records Research.
  • Hands-on experience with navigating and researching public county records.
  • Perform searches of records utilizing various county software, websites, and courthouses with the ability to determine the historical ownership of properties.
  • Ability to prepare in-depth abstract research of easement documents related to properties.
  • Ability to read and understand legal documents and legal terminology related to real estate properties.
  • Experience with database management and analytical research.
  • Flexible to travel in the DFW area and its surrounding Counties.
  • Effectively collaborate with cross-functional Teams and relationship building.
Key Responsibilities:
  • Responsible for examining and reporting on residential/commercial real property and tax records.
  • Performs searches on public records to determine if chain of title is free from defects.
  • Reviews recorded real estate documents relating to ownership including deeds, mortgages, liens, power of attorney, trust documents, divorce decrees, and marriage licenses.
  • Accurately reviewing of maps and legal descriptions for property identification.
  • Analyzes and prepares preliminary report and/or title commitment.
  • Prepares preliminary title status reports based on examination and research.
  • Examines deeds, grant deeds of trust, easements, codes, covenants and restrictions, deed assignments, re-conveyances, taxes, judgements, liens, assessor's parcel maps and other relevant documents.
  • Reviews data to verify ownership, correct annotation, and proper execution.
  • Verifies that legal descriptions are meticulously composed.
  • Identifies specific requirements for preliminary title report, including requirements for affidavits for questionable documents.
  • Collaborates with Project managers or other higher-level staff for guidance on unusual and/or problematic situations that may require conceptual understanding.
  • May be assigned job functions of a title searcher including opening files and inputting data, generating data from County records to identify tax status, printing relevant documents and reports, sorting and assembling information, requesting additional documentation from title plants, and performing related support duties.
Reqiured Skills:
  • Fundamental CADD experience is a plus.
  • Intermediate proficiency with Microsoft Office Suite.
  • Experience with ESRI products is a plus.
  • Arc-GIS PRO, ArcMap, General Land Office (GLO)
  • Excellent organizational and time management skills with the ability to prioritize multiple tasks.
  • Excellent verbal and written communication skills.
  • Self-motivated, goal oriented with a strong desire to succeed.
Education:
  • Bachelor's degree is a plus.
  • High school diploma is required.
