Job Description:

HDR is looking for a Real Estate Project Manager to lead right of way projects for various Northwest utility clients in support of transmission line development and other infrastructure needs including valuation and acquisition services. Duties will include working in a professional environment with clients and a team of other right of way professionals, engineers, environmental scientists, and planners. The ability to effectively communicate and collaborate with remote team members and with individuals from a wide variety of backgrounds, both technical and non-technical, is required. We are interested in someone who is passionate, self-motivated, and has a strong ability to coordinate and lead projects in a fast-paced environment.


Primary Responsibilities

In the role of Real Estate Project Manager, we'll count on you to:

  • Manage multiple right of way projects including leading team members, facilitating technical work, coordinating with utility client and third parties, and monitoring and communication project schedule and budget.
  • Understand and apply basic project management tools and techniques including the following: project life cycle, client goals and objectives, contract terms and project risk, work breakdown structures, project scope/schedule/budget, project initiation, project planning, financial management and controls, internal/external communication, team management, change management, and project closeout.
  • Independently coordinate the work of real estate agents, technicians, and the balance of the team throughout an entire project life cycle.
  • Facilitate the quality review (QA/QC) process on projects.
  • Work independently and direct, mentor, and/or train real estate support staff.
  • Perform client management, project management and technical support activities.
  • Occasional travel for project work and business development may be required.
Qualifications

Required Qualifications

  • Bachelor's degree in related field or equivalent experience
  • A minimum of 7 years related experience
  • A minimum of 2 years management experience
  • Washington Real estate license in good standing, or equivalent, as required by law.
  • Diplomatic communication skills with clients and team members; regularly works with federal, state and local agencies, private industry, and landowners to facilitate the acquisition of necessary right of way for public projects.
  • Knowledge and experience in title research, utility right of way acquisition practices, permanent and temporary easements.
  • Ability to read, review and understand right of way plans, legal descriptions and the knowledge to draft the following types of real estate documents: deed, easement and lease.
  • Experience delivering right of way under the Uniform Act, and purchasing property under the threat of eminent domain; willingness to travel in state for upcoming and future projects
  • Ability to work efficiently and effectively under tight deadlines, as well as balance multiple projects by prioritizing effectively.
  • Ability to understand applicable laws, policies and procedures that each project is governed by.
  • Ability to build, effective implement and manage training programs; workload and staffing plans; marketing plans and proposal preparation and business group budgets.
  • Proficient in the use of Microsoft Office (Word, Excel, Access).
  • Excellent verbal and written communication skills.
  • Self-starter and ability to work independently & coordinate with others; proven ability to deal effectively with property owners on fast paced projects

Preferred Qualifications

  • A minimum of 5 years of experience in a right of way discipline.
  • Candidate local to the Washington area

The expected compensation range for this position is $106,540- $175,030 annually/hourly depending upon skills, experience, education and geographical location. (Stated benefits are for full-time regular positions. Temporary and part-time roles eligible for limited benefits.)
