Job Title: Building Technician II

Job Summary:

The Technician will provide quality workmanship and high work standards to maintain a professional working environment. Primary responsibilities are to maintain the operations of the facility equipment and systems while ensuring the facility environmental and appearance conditions are maintained within expectations. The technician will also complete repairs and maintenance of walls, floors, doors, furniture, plumbing, lighting, and various general tasks assigned. Qualified applicant's must possess a valid driver's license and have at least 2 years of hands on experience in facilities maintenance in dealing with a wide range of general maintenance type services. Must possess excellent customer service and communication skills.



Essential Duties and Responsibilities:

Communicates effectively with Facility Manager to determine service needs. Coordinates and supervises the EMCOR sub-contractors while performing service on site.

Minor electrical skills. Changing light bulbs, ballast, switches and receptacles.

Minor plumbing skills. Lavatory sinks sets, showers, restroom fixtures, clean drains.

Minor carpentry skills. Repair walls, doors, furniture set up, conference room set ups, cubicle moves and repairs.

Variety of building general maintenance type request such as maintaining the facility appearance (inside & Outside), hanging pictures, clearing drains/toilets, painting areas in need, repairing carpet, etc.

Performs corrective maintenance work order request. Hot/Cold complaints, general building repairs, kitchen equipment repairs and all other tasks assigned.

Performs a wide variety of corrective maintenance work request and managing the work orders assigned to that specific building.

Works required hours & "On-Call". Must be available during non-work hours as needed and responds to emergency calls-in a timely manner or conduct snow removal detail. Shovel and operate snow removal equipment to maintain sidewalks and parking areas.

Qualifications:

Education

HS Diploma

Business Experience

0-2 years of experience related to facility maintenance.

Licenses/Certification

Valid US driver's license

This position will require the successful candidate to obtain/show proof of a complete COVID-19 vaccination.

Language Skills

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to speak effectively before groups of customers or associates of organization.

Technical Qualifications & Skills

Ability to perform various general type maintenance tasks. Ability to write routine reports and correspondence utilizing basic computer skills and ability to communicate via email and internet use.

Excellent customer service and communication skills.

Basic knowledge of electrical, HVAC, plumbing, carpentry and furniture repair skills.

Ability to follow instructions and complete a variety of general maintenance type tasks assigned.

Basic use of computer skills for operating the building automation system, reporting, researching, email and effective communication.

Organization skills to maintain the client facility maintenance records and reports.

Time management skills to coordinate and supervise the client sub-contractors while on site and manage to complete the daily routine tasks assigned.

Compensation Range: $22 to $25 per hour based on experience

Other Compensation: This position is not bonus eligible and it is not commission eligible
