Job Title: Project Manager (AOC-LOC)

Job Summary: EMCOR Government Services seeks a Talented Project Manager for a bid proposal in Culpeper VA

The Project Manager is responsible for formulating and enforcing work standards; assigning schedules; coordinating work; reviewing discrepancies; overall supervision of contractor personnel and subcontractors; communicating policies, purposes, and goals of the organization; quality control; and customer satisfaction. Manage Operations and Maintenance (O&M), repair, minor construction, and sustainment contract for government facilities program. Serve as interface between the customer and the company. Deliver exceptional site leadership, customer service, positive employee engagement, and compliance with applicable local, state, and federal requirements, while meeting safety and quality performance requirements.

Duties & Responsibilities:

  • Responsible for day-to-day onsite facilities management for a 24/7/365 government complex program.
  • Oversee diverse team of managers, leads, technicians, and administrative staff.
  • Ensure staff and subcontractors adhere to management plans and processes, including safety and quality requirements.
  • Direct scheduling and completion of preventive maintenance, repairs, and project work.
  • Coordinate closely with customer Facility Management points of contact in providing formal and ad hoc reports, scheduling services, sharing program status, and making best practice recommendations.
  • Ensure work is completed in compliance with contract requirements, State and Federal codes and regulations, budgets, and performance standards.
  • Resolve conflicts, identified deficiencies, and issues following reporting and corrective action requirements.
  • requirements, contract deliverables and plans, training, staff certifications and licenses, and permits.
  • Conduct staff training, safety briefings, and quality inspections.
  • Provide subcontractor and vendor management, including performance reviews and necessary follow-up actions.
  • Coordinate closely with customer Facility Management direct points of contact in providing formal and ad hoc reports, scheduling services, sharing program status, operational issues with corrective actions and making best practice recommendations.
  • Ensure the facility is prepared and operations are not interrupted during inclement or severe weather events to include but not limited to utility power failures, snow and ice removal.

Qualifications:

  • The Project Manager must possess at a minimum at least five (5) years of recent (within the past seven (7) years) experience in the management and supervision of building mechanical maintenance operations for buildings.
  • Mechanical background and experience as a Chief Engineer preferred
  • Relevant college degree and industry certifications from: Project Management Institute (PMP), International Facility Management Association (IFMA), Building Owners and Managers Institute (BOMI), or Association for Facilities Engineering (AFE) preferred
  • Demonstrated ability to plan, organize and meet project
  • Demonstrated ability to work on several projects simultaneously and prioritize work as
  • Demonstrated working technical expertise in engineering and building infrastructure
  • Proficiency with word processing, Excel spreadsheet and project tracking
  • Shall be available for emergency contact by phone twenty-four (24) hours a day, seven (7) days a week, 365 days a
  • Shall have an availability to work flexible hours as required in response to emergency situations
  • Working experience with NFPA, EPA, OSHA codes
  • Strong oral and written communication skills required.
  • Completion of OSHA 30 preferred.
  • Must be able to read, write, speak, and understand English.
