Job Description
SUMMARY: 
Responsible for performing and monitoring various post-settlement loan servicing functions on residential loans, and in addition, assists with commercial mortgage loans as needed.  Servicing functions performed by the Specialist include preparing and posting wires, customer service, handling bill and tax payments, escrow analysis, processing loan payoff requests and all disbursements from escrow.  The Specialist has direct contact with customers by phone, written correspondence and online chat; performs servicing functions with timeliness and accuracy; and cross trains in the different loan servicing functions.

ESSENTIAL FUNCTIONS
  • Performs post loan settlement work to include researching and responding to customer inquiries; paying bills out of escrow (i.e. flood insurance, ground rent); disbursing semi-annual and annual taxes; assisting with annual escrow analysis and handling related customer calls; scanning title policies and deeds of trust; posting payments for loan participations; and processing mail (i.e. mortgage payments, change of addresses).
  • Assists with the completed loan file, extracting from Loan Origination System (LOS) the necessary closing and origination documents for all loans, including purchase loans.
  • Handles the return check process - notifying the customer, backing the payment off of the account and updating the core fields.
  • Assists with construction loan draws – when the construction loan has matured, updates the core fields for the permanent loan conversion.
  • Prepares the complete mortgage loan file for audit review including preparing and mailing the welcome letter.
  • Handles the setup of internal and external Direct Payment Authorization in the system; supports customers and branch staff.
  • Assists with loan closing work to include processing loan payoffs (wire/check) and preparing payoff requests from title companies.
  • Assists with audits throughout the year, pulling files, preparing print-out inquiries and responding to  auditor requests.
  • Supports internal and external customers effectively for loan products and services, including responding  to the Call Center queue and documenting the Customer Relationship Management program (CRM) in detail.
  • Assists with and updates the electronic mortgage files making sure all files, correspondence and documents are scanned.  
  • Stays current on lending regulations through continuing education, seminars and webinars. Stays current on updates in the loan servicing manual and new procedures within the department.
  • Completes all assigned online or in-person Compliance, Human Resources, and Departmental training modules/classes.

  • Strong organizational skills and ability to maintain accurate records and files.

  • Knowledge of personal computers and related software to include Excel and Word.
EDUCATIONAL AND EXPERIENCE REQUIREMENTS
  • High school diploma or equivalent.
  • Minimum two (2) years prior teller or accounting-related work experience. Familiarity with loan documents preferred.
WORKING CONDITIONS / PHYSICAL REQUIREMENTS
  • Must be able to remain in a stationary position for long periods of time (50%-75% of the time).
  • The person in this position needs to occasionally move about inside the office to access file cabinets, office machinery, etc.
  • Constantly operates a computer and other office productivity machinery, such as a calculator, copy machine, and computer printer.
