What Success Looks Like In This Job

Perform a variety of semi-skilled and skilled work in the operation, maintenance, repair, adjustment, and alteration of HVAC systems and to perform semi-skilled and skilled general building and system maintenance as required and assigned.

Examples of Duties for Success

  • Install, adjust, repair, and inspect a variety of electrical, electronic, and pneumatic climate controls and valves involving heating, ventilation, and air conditioning equipment, including forced air furnaces, boilers, water pumps, chillers, air conditioning units, exhaust fans, air filters, compressors, cooling towers, and heat exchangers.
  • Maintain and repair HVAC equipment by performing a variety of skilled electrical, heating, air conditioning, and mechanical repair work.
  • Inspect HVAC systems to identify maintenance needs.
  • Repair or replace relays, heavy duty fuses, interlocking and magnetic control circuits, alarm systems, photo and electric eyes and time clocks; measure, cut thread and install electric conduits.
  • Operate all HVAC systems efficiently and effectively.
  • Monitor and test chemical conditions in open and closed water loops; control improper levels by adjusting controllers and adding treatment chemicals.
  • Program and operate direct digital controllers including designing control, scheduling, and energy management strategies.
  • Draw, read, and interpret sketches, diagrams, drawings, and blueprints.
  • Monitor and maintain preventive maintenance records and logs.
  • Perform other related duties and responsibilities as required.

Qualifications for Success

  • Efficiently and effectively operate a wide variety of HVAC systems and DDC controls.
  • Understand operational sequences of HVAC equipment.
  • Have vast trouble shooting skills related to a variety of HVAC equipment.
  • Processes involved in installation, repair and maintenance of HVAC Systems.
  • Basic theory of electricity and the functions and mechanics of electric motors, circuits, and controls.
  • Tools and equipment used in maintenance of HVAC systems.
  • Occupational hazards and necessary precautions applicable to assigned work.
  • Policies, procedures and codes related to installation, maintenance, and repair of HVAC systems.
  • Safe working practices.
  • Principles and procedures of record keeping.
  • Preventive maintenance requirements.
  • Operate a variety of maintenance hand tools and equipment.
  • Repair and maintain a variety of mechanical equipment.
  • Lift and carry heavy objects.
  • Perform a full range of skilled maintenance and repair of equipment.
  • Analyze problems, identify alternative solutions, project consequences of proposed actions, and implement recommendations in support of goals.
  • Communicate clearly and concisely, both orally and in writing.
  • Establish, maintain, and foster positive and harmonious working relationships with those contacted in the course of work.

More Qualifications for Success

  • Experience: Five (5) years of increasingly responsible experience in HVAC repair and maintenance at the journeyman level.
  • Education and Training: High school diploma or GED equivalent supplemented by completion of a building trade apprenticeship program in electrical, maintenance, refrigeration, heating, cooling, or a related field.
  • License or Certificates:
    • Possession of, or the ability to obtain, an appropriate, valid driver's license is required.
    • Universal Refrigerant Certificate is required.
  • Background Check: Must pass a criminal background check.
